Put everything on 10 day shipping, fly home to check on your property 3x per month to ship, rack up the sky miles take the tax deduction? Maybe you could fly Space A from the nearest military base?
I don’t know if your basecamps have cheap flights, but choosing a retirement location with the intent of commuting for ebay/Airbnb biz is interesting- flights from seattle to Phoenix/vegas/Ca are under 200 RT x 18 = 3600.00 + 18000 sky miles/flying upgradesWhat level of monthly profit would it take to make this worth the ass pain? hmmm.

My early check in upcharge thoughts. I’d love some feedback here;
Frequently a guest will request early check in sometimes as early as noon. then I rush over to the house and get it staged and a final walk through to test the code etc. and they won’t show up for hours, sometimes late in the evening.If I get that advance request and the house is basically ready-
Standard 4 pm check in-
We are giving you a complementary early check in at 3pm
The noon check in option is available for 50 or
the early bird check in 8 am 100-
How much revenue could be generated, 500-1000 per year? That would pay for some repairs or the yearly sewer bill….
Ultimately it would bring structure to the business and keep my check-in days a bit more steady.A lot on my mind today, thanks for the space to get it out there!
Thanks for the reply. I’m really surprised, wow, thats alot of dogs and dog hair. I’m gonna think about that…percentage wise that is huge number of bookings we miss out on.
Another question, we should hit our superhost status next review, any positive impact on bookings to expect? Do people search for superhost properties only?
Ryanne what is the pet policy at your properties? Service and comfort animals how do you deal with such matters?
We are no pets primarily due to my allergies. We had a guest bring a dog claiming it was a service dog. Must have been female, burned and killed our grass with its urine and left poops. Guest did not disclose the dog until after checkout when she realized she left her open can of dog food in the fridge and her phone charger at the house.

Daisy what other airbnb’s are in the area-? If you have the only space that sleeps 5-6 people vs. one of 100 that sleeps 4 you may want to go all in for a higher return. Just a thought-

Last thought, have an emergency fund for repairs when renters are present- Just yesterday I had to pay a plumber to come clear a clog while guests were on scene- terrible. If it was an empty day I could have done it myself for a fraction of the cost. Such is life though, as I’m learning…
Daisy we are new rental owners/operators as of last November – so take all this advice from a rookie for what it’s worth…
When we were getting our rental ready to list, we hired a consultant via upwork. She wrote our listing, gave us tips about bookings,comps and prices in our area and held our hands through the process of getting cross listed on different platforms, etc. Was well worth the money as we are not great with computer work, were busy remodeling the space and had zero experience in the biz…
We started out with a low price and 2 night minimum. As the summer approached we raised our rates a bit and now 3 nights min during high season and are booked very nicely through the summer.
We will have to drop back to 2 nights during the slow times I’m sure. I am hoping business improves with some shoulder season golfers.
Should be getting our superhost status next rating period. I wonder if it will make a difference (increase) in bookings?
Thanks Ryanne, your post is reassuring and I am agreeing with everything you’ve said. In all it was less than 10% of the payout for 2 nights-
Stain was pizza or burger while laying in bed. I treated it with my oxyclean stick but ran out before I could douse it properly. That faded greasy orange little stain on a beige sheet- Just a couple remained on the bottom sheet and single pillow case… My new ones are same color so I could keep them and swap out later.

We use these sheets from Costco in our rental- Yesterday they were on the end cap and they are on sale at costco.com – I didn’t check for the ‘discontinued’ code on the sale banner but it looks like they may be going away.

This was group of 3 younger golfers, just very messy. They didn’t break anything, were not needy, great communication. about 60 buck worth of linens. They did leave a bunch of beer valued at 25.00 and 2 unmolested chocolate milkshakes in the freezer…

I’m going to price it at 4564.80 OBO as a collotype- and the only image? of this Marsh Work- Marsh did produce prints of his work. The description will lay out the entire history as I know it, and see what happens; and I don’t offer returns.
The Marsh Collotype is back home safe and sound. 150.00 to get it packed and shipped back. So I am in this project 456.48 total.
I heard back from a researcher with the Smithsonian regarding the Marsh papers and collection there. They have no copy of this image. All the evidence is pointing to this being the original from the brochure, or am I missing something?
The next step is to list it on ebay as is without cleaning it or investing any more money.
Should I watermark the image in some way?
