Hi Jay,
Life is going well and I’m living a more retired type of life than before. My Ebay store is totally passive and more of a hobby than anything else. I’ve got my burn rate (monthly expenses) down to about $1000 a month all in,, everything food, gas, taxes and insurance etc.
I’m considering starting a Youtube channel about living a high quality low income/low expense lifestyle. I know there are plenty like it out there but I think I have an angle that is unique.
Two years ago some acreage behind my property came up for sale and I bought it. Oh boy, now I’m a landowner. In the long run it will probably go up, but I just like the idea of owning it, plus I can control the view out my back window. It’s just dirt and rocks.. but hey they’re my dirt and rocks.
I’ve run the numbers and worst case scenario, I can make it to the official retirement (social security) age based on what I’ve got. I won’t get a very large social security check at 62, but it should be enough. Again that is all worst case. Something tells me between now and then I’ll be making an income doing something interesting.

Yes moving when I did was the best thing for me. The timing enabled me to find this house which has been a god send. Sure the house near the beach went to the moon during Covid, but that doesn’t always tell the whole story.
I’m glad to hear you guys are doing so well. It’s smart to have diverse income streams and it looks like you are Ryanne figured that out early. It’s really a big deal and I wish you two the continued success at it.

Totally off topic, but Resale Rabbit now has a warehouse and has items trucked in from auctions and other sales by the truckload. I think he has a great business model.
Wow the whole Chicago trip sounded like a great adventure. I’m amazed that you managed it all using public transportation.
Did you end up with multiple boxes or large bags full of your haul. I stress out when I’m not sure if all my stuff will fit in the car.. Did you ship it home or find room on the train.

I just added it.
I downgraded to a basic with about the same number of listings as you and never went above my 1000 item limit.
My number of listings has since decreased.
They show the breakdown in “My Ebay” of the number of items applied to my limit and those applied to the 10,000 free limit as the month progresses. Right now my usage is at at 620 of 1000 (my store) and 456 of 10000 (free select categories).
The biggest change for me was losing the ability to leave automatic feedback. Now I have to go in and do it myself.
I’d say go for it, you can always upgrade back to what you had.

Car looks good for so many miles. The tuners love those old Acuras and Hondas.
I assume it’s in good running condition. The listing doesn’t mention it.
I would include a picture of the engine with the hood open. Also be sure to mention it’s never been modified for racing. You may also want to mention the last time the timing belt was replaced.

Back in 2018 I sold my former house, primarily due to my own financial situation. I had been buying time, by spending down my retirement savings in an attempt to stay at my house by the beach.
When I determined to go to option “B”, I put the house up for sale. I’d been watching the market and knew prices were high. I didn’t know which way they would go next, but the safe move was to take the money and run.
I’ve run the numbers since them. My old home has appreciated at least 2 times the new one. However, when you look at the real numbers, the appreciation I would have realized, would not have been as great. There would have been capital gains taxes and the property tax base for my now house would have been higher. I’d also been using retirement funds to stay put. That involves taxes and penalties and that sheltered money would have been reduced if I’d remained.
Then there are the intangibles. The financial stress at that point would not have been fun. Buying, selling and moving during the pandemic would have been rough. Through dumb luck the perfect house (for me) became available at the perfect time for a great price. Also, last year, a large acreage adjacent to my present property was listed for sale and I bought it. These would not have been available if I waited.
Obviously luck was on my side.
There are a lot of factors pushing home values up. Demographics plays a large role in this. The numbers of millennials forming families and purchasing homes is huge. I don’t know that we’re going to see a crash again. The federal reserve seems to be determined to not let that happen. Even if there is a recession, don’t be surprised if other forms of mortgage forbearance crop up.
To sell now and sit it out, seems a bit risky to me.
You’re smart in doing the research ahead of time.

My biggest take away is the amount of encouragement and excellent advice I received from forum members regarding moving to and living in a rural community. For that I am appreciative and grateful.
