Downtown redone homes are mostly being sold to foreigners and big money folks from mexico city who almost all purchase them to air bnb them out. Once you get out of the center of the city rents are much lower.
If I put 20% of the sales price in to municipal bonds that would pay our rent every month for a nice house out of the city center. After that it starts to be like a JOB hahaha.
I am of the mindset that you HAVE to diversify, not just selling on different platforms but investing in different things, because all businesses go through cycles and when you are all in on one thing and at the bottom of the cycle things can seem bleak.
I recently put my house on the market here, (have not posted on here in awhile, busy with house prettying up projects) markets hot so it’s the time to take advantage of that for me. When that sells we have our 5 year plan laid out which will include about 4 different activities that will all produce passive income on top of selling online. I’d rather create a few income streams than have a few jobs…

Inglewood, that’s a tough decision. 350 in the bank would sure make me sleep better at night! However, if you are looking around and see that every house in your area is sky high right now it makes it a very difficult situation. Any fixer uppers there in a similar neighborhood for far less? I always try to buy the worst house in the best neighborhood.
How are the capital gains taxes there on house sales?In my opinion there is bound to be a big downturn in the market in the next year to year in a half. Banks have started playing the same games that got them in trouble last time around as well. The problem now is that alot of the safety devices that were in place last time to save banks have been taken away by the current administration. Take away regulations and sure, the economy will boom, but when it busts it will fall much further without the safety nets.
On the plus side it might be a GREAT time to buy coming up for those with cash…Just listening to the latest podcast now, another great show. It really sounds like the ebay changes they are trying/want to put in will make it VERY similar to mercadolibre. The payment system is mainly through mercadopago “marketpay” in english which mercadlibre owns. People can either pay through their credit card or at any large number of convenience stores in to their acct or for purchases.
The other change you mentioned with managed shipments is exactly the same as mercadolibre as well. The partnered with a few different companies, fedex and dhl mainly here, and offer extremely cheap shipping. For example I might pay say $3 US to ship something the size of a shoebox weighing 4 pounds to the other side of the country and it is usually next day delivery with DHL…
The whole system works very well, when someone buys the pay with their mercadopago and the seller gets the order confirmed email and the prepaid shipping in a pdf format in their acct, print it out and tape it to the box and drop off asap. The buyer gets the tracking info as soon as they pay so there is no need to go back in to your acct and add that after shipping like on ebay.
It really sounds like ebay is heading this way…
Just hope they don’t bring in the other little details like a very important part of your reputation is how quickly you respond to questions. I get questions at 3 in the morning about availability and try to answer as quickly as possible. You actually get your reputation dinged if your response time is slow…-

It hangs so part of it is vertical and the rest lies under the item. Also, i am careful what time of day I take pictures so that I do not get any harsh light. I used to use a white towel, but the camera kept trying to focus on the towel material instead of the item on the close up shots.

Vintagetreasures, yup, everyone loves a deal! Could be people who live there enjoying the bargains or maybe some people traveling and planning on bringing it back as personal clothing, but doing LARGE quantities like bales of used clothing in against the law to import here. The law is meant to protect the national clothing industry, lots of clothing made here…
They could be exporting to any number of other countries though, used clothing is a big seller in places like honduras and guatemala…Simplicio, Most of those amazon returns pallets and such seem like alot of electronics and small electrical items, both are heavily taxed categories coming in to mexico. To import pallets and pallets of stuff would be a nightmare of different taxation per item, you need to use a customs broker, and some things like used clothing are prohibited all together, not to say that it does not sneak in here and there.
The auctions I buy from here are similar stuff,usually seized because people did not know the laws or were unwilling to pay the taxes due. Some items you might think are perfectly harmless require a permit to import here, two good examples are rifle scopes and pellet guns, both items that once here are worth double what they would be north of the border in the US. So, my ears perk up a bit when i see a lot coming up for auction here that has those types of items included…
As far as shipping from mexico to the US it can be done, but not all companies will let you ship certain electronics internationally. This is due to two things, company policies with say DHL vs Fedex vs Estafeta.
Also companies have agreements to only sell in their geographic areas. A great example of this is that I recently bought a new metal detector, was able to negotiate a price of $500 in the US but the US dealer would not ship to mexico because the same company has dealers here, so they do not let one dealer step on the toes of other dealers in other countries. I ended up buying here and spent closer to $700 for the same item… If I had bought in the US and shipped that to a friend and had them reship to me here in mexico it would have probably cost close to 100 in shipping with the appropriate insurance and i would have owed at least another 100 at customs…

As far as the guy who commented on your stammer and how you could improve, i am almost speechless. Unsolicited advice on how someone can “improve” is just so arrogant! I am surprised he didn’t end the sentence with “if you don’t understand that it’s on you”, those folks drive me nuts!Historynerd, sounds like a solid strategy for things you really know about. I have been able to pick up a few things this way too, generally because of people putting items for auction instead of buy it now, most folks WANT it now now and are not willing to wait out an auction. Also some mispricing happens, like someone listing a solid 100 dollar item without knowing with a BIN of 29.99. Another thing that helps is common misspellings in titles.
Sharyn, yes, it is a good site. They always show the questions and answers, but i can have some things deleted, like discussing a lower price and the buyer does not go through with the purchase i can have that question and answer deleted so others don’t know that i am willing to accept a lower price…
