i’m not worried.
we generally just don’t allow early check-in, unless the house was cleaned a few days before, there is no one checking out at noon and it’s ready for them. other than that we’re strict on 3pm check in.

yeah that’s a good point. but real estate is much different than buying a high dollar, long tail item that might never sell. real estate is a much more solid investment historically than some random high dollar item (art, rugs, furniture) we find, so less risky. i mean, yeah real estate is the highest dollar item we could buy, but we know we’ll be able to rent or, worst case, sell later.
yep i was going to say the same thing, list them one at a time. they are just too cool to sell cheap in groups.

the most important part is your content and posting consistently.
our advice about starting a blog is to start free. what if you get sick of it? then you have paid $0. we were free on blogger for years and years until the community grew large enough to justify us migrating to a paid wordpress platform and forum. we paid someone to edit a template we liked. but it was pricey.
on ShampooAndBooze we’re free on blogger still. if eventually the community grows large enough to jusifty a fancier blog and forum, we’ll move to that. but for now it costs $0 (and our time) to create a podcast.
what ironman said is correct, we live in a country get-away, so people want to bring their dogs on hikes and to the river etc. sometimes it’s 4 adults 2 kids and 2 dogs. but our houses are the right size for all of those guests. if we were sharing an apartment, or renting out our guesthouse/office, that would be a different story since we have cats.

yep we allow dogs at all properties. never had a problem. 60-70% of our bookings are people with dogs. not kidding.

yeah i think i said in the podcast that i essentially triple boxed everything. each mug was wrapped in bubble, then wrapped in cardboard. those were then put in a box together and padded. that was then put in the larger box with the other double wrapped items. it really should have been fine. but it wasnt. sigh.
