Love it! Thank you so much, Jay! I do the part one myself too, telling guests that I left them a 5-star review and would like to also receive one from them. I need to work on the 2nd part to invite feedbacks privately to improve my property. I think I’m going to steal some of your wording. Thanks again!
Jay, how do you ask for feedbacks? Before guests leave their review or after the review? I want to get feedbacks that can help me improve (I know I have a lot that need to improve), but I would like to receive them privately either through private feedback section of the Airbnb review or just through Airbnb messages. I would hate if the guest leave a long list of complaints into the public review. (Luckily no one has done that to me so far. But I’ve seen that on some of my competitors’ reviews.)
I think she’s okay with my explanation and didn’t insist the money (tax) back. And also a 4-star review is not that bad. If she gave me a 1-star, then I would definitely call Airbnb to remove the review.
The lady did leave me some valuable feedback privately instead saying nasty things in the public review. So, I’m kind of grateful for that in the end. There are definitely things that can be improved on our end.

And that was my very first 4-star review just two days after I received my superhost status.
I’m so jealous of your proximity! My rental home is almost 2 hours drive away. I try my best to do a bit of staging whenever possible. So far I’ve bought guests beer, wine, firewood, ice, etc. I always leave a hand written card to greet the guests. My property manager does turn some lights, set the temperature properly and leave the TV on. We try to make the place as welcoming as possible.

10 stays, 9 5-star reviews, going to get the superhost status on July 1st. (If Airbnb can get their reviewed percentage bug fixed in time.)

$100K renovation won’t get my investment back in a year if I can only raise the rent by $100/night because our chalet is mainly just rented out for weekends. I’d be happy to rent out 50 weekends a year. That’s only 100 nights, or $10K a year.
My place is already in the market, so it’s hard for me to pull it off the market to do big renovation like you guys did to your rentals. We usually do smaller scale renovation during low-seasons (Spring & Fall).
Bought a multi-region DVD player off Kijiji for $25. It plays DVDs from any region. 😀

This is one of the luxury 8-bedroom chalets in my area. They charge $1,600 CAD/night plus fees and taxes.
