Number of items listed this week: 25This week was a little better for me compared to the last couple of weeks. Just focusing on experimenting with new types of inventory (clothes). Starting to realize that certain shoes do well for me along with sunglasses. Thanks guys for another excellent podcast. I listened to it this morning on my way to Charlottesville to pick up what I’m pretty sure is a vintage handmade Navajo rug for 25$. Hit up a thrift store while I was there and picked up some other goodies. If I don’t end up keeping the rug hopefully I can get a couple of hundred dollars for it!
Thank you guys! So much helpful advice here! Definitely a lot to consider! I thought about it for two days and after all of the points everyone made I think I’m going to wait. While I think it would be a good investment, I don’t think this is the only time in my life ill ever stumble upon a good opportunity again! Im honestly not ready to take this on right now. Everyone was right about thinking if anything bad were to happen or bills not being able to be paid. Im gonna focus on building up my eBay store and when the timing is right it’ll happen again!! I appreciate all of your perspectives!!

Thanks Ryanne! Yes I think you’re right about it never being a good time to drop the dollas!! Hey there Marjean28!I was planning on getting a home inspection done, yes. Im not sure how they were thinking about doing this sort of thing and was wondering why they would want to because I have a hard time seeing how it would benefit them. So agreed, friend or no friend, there would have to be some personal gain for them doing it this way. Part of the reason I think may be that they see their younger selves in me and want to give me opportunities that they wish they had had. But again they’d have to get a little something. Im not sure what their terms are yet. I wanted to see the house first before I sat down with them about it. They mentioned something about me basically paying monthly for it, which I assume is some rent to own type of deal, until I have enough money saved for a down payment later and then maybe going through a bank to take it from there? So to them Id basically be paying them interest until I had down payment money and at that point the bank would come in to play. Does that make sense? Im not sure how a lot of this works, this is all new to me. It is also on the market at the moment. It got listed about a week or two ago which is a tad alarming because things don’t usually sit here. But also it is small house and I’m not sure flippers would be willing to put in the work to only make a small chunk of change. I on the other hand would be willing to put in some of my own time and skills to get it in better shape and am willing to see it as an investment rather than a quick flip and would plan on hanging on to it for years and paying it off in hopefully under 10 years.
Thanks! yeah I feel like I don’t really have much to lose! I might just have to take the fixing up process really slowly as money comes in. It is located in richmond, yes. Church hill specifically which is an up and commming neighborhood that is blowing up right now. Houses don’t usually last more than a day or two here.

I did take the day off and went thrifting 1.5 hours away to Staunton, VA to stock up on some goodies. Im doing an experiment on selling some clothing. Its not an area I am familiar with but figured it’d be good to get some consistent bread and butter items in my store. Also they are so easy to ship! GAH!!

Number of items listed this week: 11I had a pretty decent week this week. 3 sales within the same 5 minutes last night so that was nice. Bidding on a box lot of items that will hopefully put a lot of goodies in my store. We will see how that goes! Great podcast! very relevant to a few questions I’ve had this week.
I also just started printing my own shipping labels and am mad that I didn’t do this sooner. It is a dream come true. It saves so much time!
My sales have been super slow too. I was super excited because I’ve been consistently selling at least one thing per day which is good for me. I just started taking this seriously and have consistently been making a little over 200$ per week for the past month. Last week I made about 75$. I’m just trying to focus on listing more and doing more research to make my store and listings better! The explanation of tax season makes sense! Let’s gonna go with that and hope people who get their refunds in a few weeks want to spend it all on eBay 🙂

Then as we went on we realized it was a bluetooth speaker, a tablet, and my great grandmothers rings 🙁 We do have a music room with a lot of expensive music equipment and instruments that was untouched. We ordered a security system immediately so that this doesn’t happen again and incase they come back for music stuff. The worst part for sure is knowing someone was invading my personal space, and obviously taking things that don’t belong to them. We are on the up and up and getting things back as they were. I’m just glad we are safe and so are our pets. Thanks guys.

I mostly spent the week learning how to replace two windows myself (thanks youtube). Hopefully this week will be better. I’m so glad I have started making this more of a priority. Returns: 0Also one time I had someone I believe was trying to scam me. They didn’t have any feedback and kept buying this item and not paying. I would cancel the sale and block them and relist. They would create a new eBay account with just a slightly different name and do the same thing. This happened 3 times. I have no idea why because its not like they were getting the item. Does anyone know they reason for this scam? I have always wondered what they were gaining by doing that. It just seems like it was waste of time for them. Unless they thought maybe id accidentally ship them the item without them having paid for it?

I would also recommend Airbnb. My roommates and I did it in Richmond,Va and we loved it. We could have gotten another roommate for 400$ per month but instead we made about 1000$ a month just renting out our room. It was fun and a great way to meet new people and save some money! If you’re willing to put in a little cleaning time each week between guests and like meeting new people I’d say its a great option.:)
Hey thanks Jay! Yes credit card first then work on the small house I just bought. I ran an Airbnb with my roommates here in Richmond and saved up so I could get a loan for a house. Unfortunately the house is too small for that now but its the ultimate goal to do something similar to what you guys are doing with your places. Pay this one off then Airbnb and get another one. Its nice to have a place to go where people have similar interests!!
