So the premium hoarder round 2 happened today. I bought 245 more clothing items for an average of $7 each. After they added me up I went back home to get more cash. As I walked up the guy said “ok let’s talk shoes”. It was time babay!
135 pair of shoes – many new or at least complete in box. $3800.
this is only part of it. There is more. MUCH more!!!

The back row of seats is down and packed to the ceiling.
I’ve already found 2 original receipts in 2 random boxes I checked.
some were bought brand new at stores. Others were bought at high end boutiques in NYC.
Some bought from vestiaire collective. -

Lots more. Sooooo much. There is a packed apartment they are slowly unloading to a house in my neighborhood.
it was an eccentric family member of theirs. They know it is extremely valuable stuff, they just don’t care. The sellers are loaded too.

So yesterday at lunch I was listing some clothing. As I lifted a few pair of pants out of a bag, a ring clinked out on the floor. I about crapped myself when I saw the big stone set in the men’s ring!
Unfortunately it was just a Men’s fashion ring made of 925 silver and a cubic zirconia (still worth $30-50!). The guy told me he had to inspect every item as he had found designer watches and jewelry. He was not kidding around. I’m actually quite fond if it and it makes a badass pinky ring. I wore it all day yesterday. I’m not much of a flashy jewelry guy so on to ebay it goes!
I think if I did find a super valuable ring or watch I would be inclined to return it as an act of good faith to build rapport…
…maybe. 😀

The jeweler that bought this person’s collection must have made an ungodly profit. But to the family, it was worth more just to be done with all of it. It’s funny how we have this mindset of finding trash that is treasure, but for some people treasure is basically…trash.

So the time for round 3 has come at last! Things got delayed as there were vacations and then health issues with the folks handling this estate. I get private access this Friday to the stuff that is currently stored in my neighborhood – a jam packed 2 car garage.
The delay actually worked out well for me since I was able to recoup my investment and start into profit. I have money to spend. I also have a $10k personal line of credit I can use at the local credit union. I have the cash to make things happen.
I hope to buy quite a bit and it is high time to broach the subject of doing a complete buyout. They originally told me they wanted the apartment cleared out by October. Due to the unexpected health issues they’ve now missed the entire yard sale season – this would seem to buy me some leverage. I’ll bring it up and see if I can get a tour of the actual hoarder apartment.

It was described to me as being about 10% of what is packed in there.
For now I can handle cherry picking what is available in my neighborhood and bringing in another 200-300 items. As long as their prices stay good I tend to not be too picky.
I definitely don’t have the storage capacity for an entire cleanout. I’d have to put together a plan and use a storage unit(s) and possibly add more storage at my house. I have space for another storage building or even a trailer. I could see buying a large dual axle trailer to store everything then when I cull things down over a 12-18 months I can just sell the trailer to recoup my investment. It may also come down to having a fire sale on some death pile inventory to clean up space. After all, I’d rather have death piles with an ASP of $100 rather than $25-30.

If you have the land, those metal buildings are honestly a great investment. Really opens up the possibilities and improves the value of your home. Especially in WVA, who doesnt love a huge storage building.

…aaaaaaannnd I’m in the hole again! Lol!
this evening got my private pick and got roughly 150 clothing items for $1780.
Prices were marked higher this time so my average price was $12 instead of $7.
some of them were much higher so what I did was start setting aside the higher prices items that likely had value but weren’t “no brainer” prices.
Once I picked out all the items I was happy to pay sticker price on I went back to the rack of higher items and said “I could either go through these one by one and do a bit of research or just take them all at 60% of sticker price. “ that did the trick.
I’d said it was a fairly even split of 1/3 each items sub $50, $50-100, and 100+.
the two most notable items were a Hartmann leather messenger bag style duffle and a Louis Vuitton blazer. Those two items combined are $800-$1000.
in total about $10-13k listed value rough estimate

Yeah, I guess that’s how those “we buy houses in cash” deals work. The sellers inherit what they think of as a mess, and just want an easy way out with cash. Even though they could make much more.
