Okay, okay, I know it’s a secret as to your plans for your new building. But it’s fun to guess, right? If you feel this is an inappropriate post, I trust you’ll delete it. But here it goes….My guess for usage of the new commercial space is mixed use. The upstairs being rental, either more Airbnb or perhaps residential rental to fills my potential housing shortage for affordable rental in your rural community. My guess for the bottom space is that it becomes collaborative work space.
The model is essentially office spaces, with all the requisite office equipment and supplies that is rented out by the hour or day. There are a lot of these types of spaces available now in my metro are which convert older commercial building space, even former industrial space into these collaborations.
That’s my for fun guess!

I know there has been a discussion about laundromats previously on the forum.
They could just fix up the building and then offer it for lease. Then, they are just property managers.
I don’t think that it is a secret so much as they aren’t 100% sure on what they are going to do. Perhaps they are considering all of the above, but haven’t made a decision.
Or, they have decided and are keeping it a secret after all!

Bingo. We have 6-8 months to make a final decision. Like anything we do, we’re slow to avoid mistakes and anxiety.

those are all good guesses.
upstairs is 100% going to be an Airbnb, as discussed.
we are pretty certain as to what downstairs will be.
but we don’t like to discuss final plans until it’s done (though upstairs apartment is a sure bet) -

Workspaces / internet area are cropping up downtown here with wine and coffee bars inside but not sure if you have the right age group to support that.

Whatever you guys decide for the downstairs you don’t plan to actually work in the building? Just seems like a tied down “9-5” would cramp your current lifestyle. Part of the allure of ebay and airbnb businesses is owning your own time and deciding on when you want to wake up in the morning not when you have to wake up.
Either way buying the building at that price was a steal. Walked by over the weekend, impressive building with a lot of potential.

yep it was a good price for sure, people tend to way overprice on Main Street. still a lot of work to do to bring it up to date, as all buildings are in the area. people haven’t touched them for 15-∞ years

This one is easy. Laundromat lower floor, food truck parked outside and a speakeasy/illegal poker room on upper floor complete with steel door and sliding slot peep hole.
The password could be “All In”

“If” you are planning on a laundromat there is one being liquidated near DC with all of their machines on sale. Check auctionzip, think I saw it on there.
