YAY! We are finally getting our new storage building installed next Tuesday. It will be 20′ x 40′ with 2 garage doors on one end, and a walk in door on the other end. We plan on framing out a 20 x 15 section for office and work area.Will post pictures as soon as it is done.

Congrats. We’re actually supposed to have our installed today as well. Assume this is a metal building. Will you have power and plumbing installed? Who does that work?

Curious if you are having plumbing put in as well – that is one of the things that is very expensive that we have looked into for a storage building and connecting it to the existing septic in our property is very expensive (almost cheaper to setup a separate septic bed/tank).
In my research, we also were debating how to do the electrical – have it metered separately, or combine it with our home. The separation would give us a business vs. residential split, but they we have extra charges for the separate account, meter, delivery fees, etc. in our area.

No plumbing, but we do have an electrician friend who is doing the lighting and wiring for us.

What is your cost on that building? This is something we may have to do when we move in a few years, though we are considering having a warehouse/office space in town.
The locations we are looking are more remote and may not be on a postal route, so we may have a dual location: Work space at the house as well as in town.

Our building is about $10k installed, fully insulated.
But the other big cost was preparing the building site.
It cost another $9k to level the lot and pour a concrete slab.

Congrats!
Any ideas from anyone on the extra cost to run plumbing? If we go down this route, we may want a bathroom and galley in the new building for us and employees to use (rather than have to go inside the house).

That cost would come from:
–The pouring of the concrete where they put the pipes into the foundation.
–Then of course running the plumbing itself once the building is up.
–And hooking into your septic system since you’d be rural. That might be an issue if the building isnt near your septic. Then you’d have to install another septic system. That would be the biggest cost.We already have an office with a full bathroom so wasn’t necessary. The new storage building is also downhill from our septic system so not sure how we’d tie into it.

also remember that adding plumbing would get the health dept involved, whereas just a storage building would only be your county building/zoning offices. the level of complication of the builing makes permitting more complicated too. just more paperwork and inspections, but that should not stop you from making the building exactly what you want it to be, of course.

Thanks. We are still a few years off, but I’m wanting to keep a number in my head if we find the right property, but not enough storage/office space to make it work. Our plan is to take our equity from our place here and own 100% our new place (no mortgage). A new building would be a 100% business expense, so if we HAD to finance to make the move work, I would put that on the business.
The Postal Route was the issue last time we scouted areas to look. Lots of places we liked would have been a 20-30 minute drive every day for postal runs (at least). The logistics of that (and a potential employee coming to the house) is what we have to plan for next trip. Still at least 18 months out from the move, but wanting to plan now…

If you’re that far from a postal route, then you want to also make sure you have fast enough internet. I know in our county, there are pockets of the county that have no internet, and other pockets with pretty good connections.

Where we live, no permits are required, we had a guy do the cement slab for 2,200, 20 x 40 building was 6,800, total of 9,000.

Did the concrete guy level the site? I know the steel building company said it had to be within 1″ level tolerance.
We had to bring in four dumptruck loads of soil to raise one side up by almost 4′!

WOW, we were lucky to have a level spot in the backyard. In our county, no permit required until electricity or water is added to the building, but even then, we may not even get one.

If you’re far enough away from prying eyes and telling neighbors, no one would know.
We live in an are of houses so no way to get away with it.
The building permit was the easy part.

We are considering getting a separate electric meter for the building, would help for a tax write-off. Will have to weigh the extra cost per month VS the tax benefit. For now, our well and pump are very near, so we are going to tie in to that electric source. “WE” being my friend who has been an electrician for 30 years, not me!

I’ve been looking into two types of buildings:
a) a metal insulated “garage” that would have a footprint of about 800 sq feet, all metal (including roof) and concrete pad for just under $19,000 (building only)
b) a modified “house” – with a small basement for utilities, 800 sq ft garage on the main floor which I would use for eBay and other business, and built above it would be a 2 bedroom apartment I would rent. The quote for this was between $40 and $60 (building only).Electrical would be between $3000 and $5000 depending on the option I choose above. Plumbing was VERY expensive – up to $15,000.
Other challenges I have is that the lot – it is connected to my homes lot, but is legally a separate lot/address – not sure what I can share or not share between my house as services. May need to separate them but the business write off may be worth it.
I also haven’t had full quotes for permits (probably $5000 to $10000 in my area), landscaping (lots of trees to take down, grass or other to put in), driveway to the building, need to decide how I want to heat it (gas or other? Have gas in my house), and do I want extras like air conditioning, drains in the floors, windows/doors in multiple locations, fencing, security systems, etc.
The reason for an apartment is I live in a tourist area and places rent for $1000 to $1500 a week for a small place in the summer (end of May to Labor Day) – the challenge after that is the dead season where you would be lucky to rent for $500 a month.
Lots of options to weigh, but don’t plan on starting until I’m close to retirement in 10 years or more.

we had the exact same discussion. do we just buy the metal building and use if for storage or do we build basically a two story house that could one day be rented (would have to be long term, as our HOA does not allow short term) or split off and sold as a house.
we did the numbers over and over again. building basically a house was going to cost minimum 50k. and we just didn’t want to spend that or put that amount of time in. we just wanted a building ASAP. plus with the metal building we can put it on our credit card and pay off in installments. so we just decided that made sense for us.
and they just finished last night and we’re so excited! more to come on this weeks podcast.
